Let’s take a look at La Canada home stats for December 2018:
Last month there were twenty-six La Canada home sales, up from November’s twelve closings. The low absorption rate (lowest for the year) is typical for December. Fewer sellers put their home on the market near the holidays. Many take their homes off the market, which in my opinion is a mistake. There is less competition and most buyers looking over the holidays are motivated.
The least expensive sale was $865,000 for a three bedroom, two bath, 1,776 square foot home on Parkdale Place. The most expensive La Canada home sold for $8,000,000 for a five bedroom, eleven bath, 10,655 square foot home on Commonwealth Ave. Twelve La Canada sellers reduced their asking price (list price) prior to selling. It’s not all bad news. Four homes sold over their original list price, and two homes sold at the original asking price.
