1541 Hillcrest Ave. Glendale was the most expensive Glendale home sale in December 2019. The listing agent sold the home prior to marketing in the MLS. This luxury Mediterranean home closed escrow at $2,150,000. The only MLS remarks were that the home sold prior to processing (AKA: prior to MLS submission). This luxury home is five bedrooms, four baths encompassing 3,446 square feet and is sited on a 14,275 square foot lot.
There are numerous reasons this Glendale home seller may have decided to opt out of the MLS. Often a major reason is privacy. Each seller has unique needs and not everyone is interested in selling for the highest possible price. In some instances a home sold off market will sell for a premium as the buyer doesn’t have to compete with other buyers.
The sellers purchased this home in March 2012 for $885,000. It was then listed at $1,395,000 and in escrow 29 days later. Unfortunately the home fell out of escrow in another 19 days with a price drop to $1,285,000. Reduced again to $1,275,000 and finally reduced to $1,195,000 before it was snapped up at $310,000 less than the current asking price and $480,000 under the original asking price.
MLS remarks from the previous sale read: Built in 1923 this 4 bedroom +4 bath home needs some TLC.
Although the original agent’s MLS remarks noted the home was just four bedrooms, his statistical information indicated five bedrooms. Likely one bedroom was being utilized as a den, as the most recent sale also indicated the home included five bedrooms.
