Adams Hill Tudor Closed

We recently closed this Adams Hill Tudor home. There were many bumps in the road. We initially listed and sold this home in May at the full asking price. It was our only offer and didn’t feel quite right. The buyers saw the home during the open house. When their real estate agent, who happened to be his father, told me he was writing an offer, I told him first to see the home. I found it odd that the buyer’s father was that uninterested in his son’s purchase. He met his son and daughter-in-law at the Twilight open house. The offer was submitted, countered and we opened escrow. The buyer did an inspection, and again, the father was MIA. Because this escrow seemed off, we wrote in the buyer’s counteroffer that we would not be provided copies of any of the buyer’s inspections.

This lovely home had one major drawback: there were more than thirty steps to the front door. In this photo you are just seeing the second flight.

The buyer canceled escrow after the inspection and never asked for a credit. They alluded to something structurally wrong with the garage, so we ordered an inspection from Seismic Safety. We had numerous open houses but no other offers. At this time, the listing had lost its luster. We took this beauty off the market. Kris joined the LA MLS (multiple listing service). We relisted the home in her name.  We dropped the price from $1,985,000 to $1,850,000.We had three offers, and we accepted the highest offer. The listing was in a new multiple with a different agent this time, so it looked new again. We disclosed the Seismic Report and estimate. This buyer canceled after their inspection.

This Adams Hill Tudor closed at $1,900.000. Escrow was problematic as the buyer’s Realtor was in Japan for much of the negotiations, and we were dealing with his transaction coordinator, who I believe did not have a real estate license and, therefore, was unable to negotiate. But never surrendering, we got this one closed!
