We are excited to share details on our recently closed Burbank mid-century fixer. A former client introduced the seller to me. When I first met with the clients we thought to paint and smooth coat the cottage cheese ceilings. We were also going to replace the mis-matched light fixtures. We ordered a pre-inspection and discovered that the systems of the home were mostly old and outdated. A fresh coat of paint would not change that. Thus, our gameplan changed. The back yard was on the small side and had over twenty trees making it very crowded. We had our gardener spruce up the front yard and remove all of the trees from the back. The home was professionally cleaned, and we had the professional photos virtually staged.
We listed the home on August 26 and, shortly after, accepted an offer on September 5th. Our list price was $1,385,000, but this Burbank mid-century fixer ultimately closed for $1,435,000. We received four offers in total. Because we had conducted a pre-inspection, two of the buyers, including the winning bidder, waived their inspection contingency. The home’s floorplan was particularly appealing, as it seamlessly flowed into the outdoor spaces. Which was another reason we thought it so important to remove the excessive number of trees.
