Sixteen of the homes sold for less than the asking price, six at the list price, and twenty-four sold over asking. The median selling price is the better indicator of value. Assume Glendale’s median selling price of $941,000, down from last month. Half of the homes sold for more and half sold for less. An abnormally high or low selling price does not influence the median selling price. While the average sales price can be influenced by an abnormally high (or low) selling price.
