Glendale Home Stats for June 2018: Last month 50 Glendale homes closed escrow. Selling prices ranged from $570,000 for a 3-2 on Garfield to $2,650,000 for 7+3, 5,642 sq ft estate on Columbus Ave.

Twenty-eight of the Glendale homes sold for over the asking price. Four sold at the asking price, and eighteen sold for less.  This continues to prove that an effective marketing plan with an aggressive asking price will net Glendale home sellers the highest profit. The low absorption rate of 1.40 notes that if there were no new Glendale listings, we would run out of inventory in less than one- and one-half months.

Four Glendale homes sold for over two million dollars.  The median selling price was $1,067,137.  This reflects half of Glendale homes sold for more and half for less than the median selling price.

Update on my Glendale listing at 2328 Sylvan Lane:  We had two broker’s open houses (caravan).  Tuesday is for the Foothills, and Wednesday is for Glendale, followed by an open house both Saturday and Sunday. We had four offers, all above asking price and opened escrow.
