As a Glendale real estate expert, I love crunching housing numbers. Below is an in-depth look at the Glendale housing market for December 2021:
Last month, fifty-five homes sold. Two of these sales were Harb and Co. sales. Our Highland listing sold $119,000 over asking, and our Raymond listing sold $240,000 over asking, with a 60-day free rent back to the seller.
Of the fifty-five sales, forty-one sold for over asking. Five at asking and nine less than the asking price. Six of these homes had price reductions before selling. The least expensive sale was a two-bedroom, two-bathroom, 940-square-foot home located at 361 W. Chevy Chase. It sold for $738,000.
The most expensive Glendale home sale was a three-bedroom, four-bathroom, 3,965 square foot equestrian estate located at 1752 Riverside Dr. It sold at $4,150,000.
As soon as everyone gets back to work, listing inventory should pick up and the absorption rate increase. A home on Hermosita sold for $420 per square foot. On the high end a 1241 square foot home on Burchett sold for $1,160.35 per foot.
