As a Glendale real estate expert, I keep on top of the market by keeping close tabs on the statistics. Let’s dive into the Glendale housing market December 2022 and see how the year ended. Seventeen homes closed escrow. This is the least amount of closings for the year. The average days on the market was the highest year to date.
The average sales and median prices are the lowest for the year. Five of the seventeen homes sold for their asking price and twelve for less. The least expensive home sold was a three-bedroom, two-bathroom, 1,284-square-foot home located at 327 Allen Ave. Initially listed for $799,000, it sold in thirty-one days for $740,000. The most expensive home sold last month in Glendale was a five-bedroom, three-bedroom, 2,581-square-foot home located at 1450 Norton Ave. It was listed for $1,849,999 and sold in seven days for $1,815,000.
When analyzing the Glendale Housing Market December 2022, note that the average price per square foot greatly varied. On the low end was a 4,392-square-foot home in Glendale’s Adams Hill neighborhood selling for just $373.41 per square foot. On the high end was a 1,372-square-foot home in the Glenoaks Canyon neighborhood. It sold for $1,166.18 per sq. foot.
I wonder if the lower numbers are a normal expected slowing in December for real estate or a harbinger of a lower priced market to come in 2023
