Let’s examine the Glendale Housing Market in February 2022. Last month, thirty-three homes were sold. The inventory in Glendale is very scarce, as evidenced by the very low absorption rate—twenty-two of the thirty-three Glendale home sales sold for more than the asking price. Three are at the asking price, and eight are less than the asking price. Only four properties had to reduce the list price before eventually selling.
The least expensive home sold was a two-bedroom, one-bathroom, 640-square-foot home located at 619 S. Louise St. It sold for $750,000; the list price was $650,000.
The most expensive Glendale home sale was a four-bedroom, four-bathroom, 4,008-square-foot home at 1479 Belleau Road. It sold for $3,150,000; the list price was $2,777,000.
The average price per square foot of Glendale sales ranged from a low of $486.39 for a 3,968 square foot home on Ayars Canyon Way to the highest price per square foot at $1,358.13 for a 578 square foot home on Arden.
Wow. An extra 100,000 dollars over asking for a seemingly starter home. Not sure how first time buyers compete with that.
