Although, last month, the same number of homes sold as in January, the homes were on the market longer. Six homes sold over the asking price, two at the asking and eleven less than the asking price.
Last month’s lowest-price home sold was a two-bedroom, one-bathroom, 816-square-foot home located at 1319 E. Maple St. It sold for $725,000 in two hundred and seven days. It was originally listed for $799,999. The most expensive Glendale sale was a five-bedroom, six-bathroom, 4,569-square-foot home located at 625 Cumberland Rd. This gorgeous estate sold for the asking price of $5,300,000 in twenty-six days.
Comparing the price per square foot when comparing homes that are not similar is not a realistic approach to valuing your home. As is typical, the average price per square foot varied greatly. On the low end was a 2300 square foot home on Stocker selling for just $520.87 per square foot. On the high end was the luxury Cumberland Rd. Estate selling for $1,159.99 per square foot. Note that this home was situated on over one acre, which pushed up the average price per square foot.
