Let’s look at the Glendale Housing Stats for March 2022. Forty-five Glendale homes closed escrow. Thirty-five of these homes sold over the asking price, two at the asking and eight less than the asking price. Two of the March sales had price reductions before selling. Five of the Glendale home sales had price increases. Sometimes, when we list a home, there is so much activity that we increase the price. Simply this is a way to let prospective buyers and their real estate agents know that the home may be well out of their price range.
The price per square foot ranged from $458.76 to $1,195.65. 1125 Orange Grove Ave. is a four-bedroom, two-bath 2,073-square-foot home that sold for $458.76 per foot. 750 Prospect Drive, a two-bedroom one-bath 1,196 square foot home sold for $1,195.65 per foot. Proving once again the average price per square foot is meaningless when comparing apples to oranges.
The least expensive Glendale home sale was a two-bedroom, one-bathroom, 644 square-foot home located at 1139 N. Columbus Ave. It sold for $750,0000. The most expensive Glendale sale was as a six-bedroom, six-bathroom, 6,951 square foot home located at 2041 Rimcrest Drive. It sold for $4,700,000.
Although interest rates have increased it has not yet slowed the Glendale housing market.
