Let’s look at the Glendale real estate for January 2024 and compare it to January 2023. The Glendale real estate market from this year to last remains stable. Eighteen homes were sold last month; last year, in January, nineteen were sold. A home on Luton Drive listed at $999,999 and sold for $1,205,000. A home on Calle Sonrisa sold off the market for full price.
The number of days on the market and average selling price are nearly unchanged.
Out of the eighteen homes sold, eight sold over the asking price, two for asking, and eight below the asking price. Last month, the least expensive home sold in Glendale was a three-bedroom, two-bathroom, 1,538-square-foot home at 650 Corwin Ave. Initially listed for $1,060,000, it took approximately five months to sell for $1,005,000. The most expensive home sold was a four-bedroom, five-bathroom, 2,922 square feet at 740 W. Kenneth Rd. Initially listed for $2,225,000 and sold in five days for $2,525,000.
Once again, the average price per square foot greatly varied. On the low end was a 2,773-square-foot home on West Mountain selling for just $497.66 per foot. On the high end was a 918-square-foot home on Columbia Drive in Adams Hill selling for $1,263.62.
