Glendale Real Estate Market December 2023

Let’s examine the Glendale Real Estate Market for December 2023. Last month, twenty-three homes sold.  Thirteen sold over their asking price, two at the asking and eight less than the asking price. A four-bedroom home at 1259 Winchester Ave. sold for $504.32 per foot. Interesting to note this home was sold off the market (before MLS submission).

A three-bedroom at 2605 Hollister Terrace sold for $1,103.28 per foot.

The least expensive home sold in Glendale was a two-bedroom, one-bathroom, 854-square-foot home located at 2330 E. Glenoaks Blvd. Initially listed for $859,000 and sold for asking in five days. The most expensive home sold was a four-bedroom, four-bathroom, 6,101 square-foot luxury home located at 104 Aspen Oak Lane. Initially listed for $4,995,000 and sold over asking for $5,500,000 in a mere five days.

Note when examining the Glendale real estate market for December 2023, the number of days on the market remain low. And on average Glendale homes continue to sell over asking price.

The absorption rate is very low, which is typical for this time of year. Rumor has it that interest rates will drop in the Spring. Likely this will bring out even more buyers, and hopefully some move up buyers creating some more listing inventory.
