Let’s crunch the numbers for Glendale Real Estate in September 2024. Thirty homes sold last month. Eighteen of these homes sold for over the asking price, four at the asking, and eight under the asking price. A three-bedroom house with three bathrooms at 3527 Fallenleaf Place sold for $570.36 per foot. A four-bedroom with four bathrooms at 1845 Niodrara Drive sold for $1,273.34 per foot.
Last month, the least expensive home sold in Glendale was a one-bedroom, one-bathroom, 810-square-foot home at 521 Hawthorne Street. Initially listed for $749,000, it sold in thirty-four days over asking for $825,000. The most expensive home sold was a five-bedroom, six-bathroom, 3,684-square-foot home at 940 W. Kenneth Road. Initially listed for $3,499,000 and sold in seventeen days for $3,320,000.
The absorption rate continues to reflect a strong seller’s market. A three-bedroom two, two-bath home on Glencoe sold off the market. A PUD (planned unit development) on Calle Amable also sold off market—twelve of the Glendale home sales sold in fifteen days or less. A home in Glendale’s Northwest Neighborhood on Irving was listed at $1,495,000. It sold at $1,675,000. A two-bedroom one one-bath home on Davis listed for $950,000 and sold for just $850,000. How does a Glendale home buyer know how much to offer? This is where the skill of an experienced real estate agent comes into play.
