The August 2020 real estate update, entering month five of a pandemic, has impacted every aspect of our daily lives, including real estate and how we show and sell it. Most showings fit into limited thirty minute time slots. Two household members and one Realtor representing the buyer and one representing the seller, allowed in the home . Harb and Co. August 2020 Real Estate Update:
4344 Fairlawn La Canada is in escrow (again) and saved from the bulldozer! The buyer opened escrow and had a foundation estimate that terrified them, then canceled escrow. As this inspection had to be disclosed to future buyers, I contacted the only reputable foundation experts I know, Seismic Safety, and patiently waited for their next appointment. Seismic Safety prepared their evaluation. Since then we reopened escrow with the same buyer. And hoping to close the first week of September as expected.
Our Trust sale listing in La Mirada is just pushing its way to close. There’s a backlog of loan applications because of all the refinances. We are waiting on some other listings to get prepped for the market. In addition, we have a lot of four-bedroom homes coming on the market! La Crescenta pool home (September) Pasadena completely redone (September) Sunland (October) a three-bedroom Glassel Park home (September).
We have two owner-occupied Arcadia listings. These are trickier to show because our client’s safety is a priority. No lockboxes and carefully scheduled showings only. Prequalifications checked, and disclosures signed. And one of our real estate team is there to ensure no unnecessary touching. And most important, we follow all sanitation protocol.
Like so many others, Harb and Co. are just pushing our way through August 2020 and the end of a very uneventful summer.
