Last month thirty homes sold in La Canada. Twelve of these homes sold for over the asking price. Three at asking and fifteen less than asking price. More than half the home sales were for over $2,000,000. Three of these homes had price reductions before eventually selling.
While the absorption rate is the lowest for year to date, this is the first time in 2021 that the average selling to list price ratio is less than 100%. La Canada listing inventory remains tight, but it appears that some sellers and or their agents are overpricing many of these homes.
The least expensive La Canada home sale was a three bedroom, two bathroom, 1,622 square foot located at 4621 Rockland Place which sold for $1,130,000.
The most expensive home sale was a six bedroom, ten bathroom, 11,719 square foot home located at 4110 Woodleigh Lane which sold for $10,950,000.
Although the days on market increased, note that one of the La Canada home sales took 590 days to sell. This home sold for $8,500,000.
