Let’s look at the La Canada Real Estate Market in December 2023. Fourteen homes sold last month. Ten homes sold over the asking price, two at the asking and two just under their asking price.  There is such a range when it comes to price per square footage. A four-bedroom at 5212 Pizzo Ranch Rd. sold for $572.30 as opposed to a three-bedroom home at 4415 Chevy Chase Dr. sold for $1,301.22 per foot.

Last month, the least expensive home sold in La Canada was a three-bedroom, two-bathroom, 1,372-square-foot home located at 4547 Alta Canyada Rd. Initially listed for $1,298,000. It sold in twelve days over asking at $1,370,000. The most expensive home sold was just up the street from the least expensive sale. This five-bedroom, five-bathroom, 4,926-square-foot home located at 5016 Alta Canyada Rd. Initially listed for $3,995,000 and sold over asking for $4,090,000 in thirty days.

The absorption rate is the lowest for the year, which is typical as most sellers don’t list in December, so inventory dries up. Most La Canada homes continue to sell over the asking price and qucikly. The number of days on market ranged from 8 to 260 for a home on Pizzo Ranch Rd.
