As a La Canada Realtor and resident, I love to stay on top of the market. Let’s crunch the numbers for the La Canada real estate market for May 2023. Eleven homes sold, which is drastically lower than last year’s twenty-eight. All but two homes sold over their asking price. The least expensive La Canada sale was a four-bedroom, two-bathroom, 2,027-square-foot home located at 1006 Green Lane. Originally listed at $1,359,000. It sold over asking at $1,610,000 in just nine days. The most expensive home sold last month was a five-bedroom, five-bathroom, 4,734-square-foot estate located at 1326 Journeys End Drive. This property, built in 2000, was initially listed for $3,750,000 and was swiftly sold within twelve days for $3,626,300.
Due to the lack of La Canada listing inventory, the absorption rate and days on the market remain low. When examining the La Canada real estate market numbers for May 2023, I love to note the average price per square foot disparity. On the low end was a home on Robin Hill Road selling for $676.96. This home had cumulative days on the market of 265 days. This 4727-square-foot home had been listed with three different Realtors. On the high end was a 2,539-square-foot home on Monarch Drive.
