Some are easier than others. This La Canada Sagebrush home just closed escrow. With the Harb & Co. Client Concierge Program we upfronted the costs for some minor repairs and improvements on this Mid-Century fixer. We tidied up the landscape, removed some furniture, and cleaned the home. Then, we were ready for photos and the multiple listing service (MLS).
Although this Sagebrush home is not in the La Canada school district, it attracted a lot of interest! We had eighteen offers on this $1,450,000 home. Our final selling price was $1,750,000 – $300,000 over asking price. In addition, the buyer waived their loan and appraisal contingency. They performed their physical inspection prior to their offer being accepted so they were able to waive that contingency as well. Their offer was $300,000 over the list price and was a non-contingent offer. This is what La Canada and many other Los Angeles home buyers are facing. The competition is fierce.
