Once full of love and life, this home had not been recently maintained. As trust sales specialists, our job is to maximize the trust’s bottom line. We evaluated the pros and cons. Because of this level lot’s corner location, someone would likely purchase it as land value. There wasn’t too much worth doing to prepare this La Canada trust sale for the market. A relative had finally moved out. The pool had not been cleaned for months and had turned green. We were not sure if the pool was leaking, so it was less expensive to drain it rather than pay to empty it, shock, treat and refill it. We had the home professionally cleaned.
A site plan was prepared, and professional photos were taken. The listing went live in the MLS on July 15th. There were nine offers on this $1,450,000 home. We closed escrow on this La Canada trust sale fixer for $1.565,000.
