The least expensive La Crescenta sale in January 2023 was a two-bedroom, one-bathroom, 1,212-square-foot home located at 2533 Orange Ave. This home was initially listed for $825,000 and sold in nine days for over the asking price selling for $860,000. The most expensive home sold was a seven-bedroom, six-bathroom, 4,547-square-foot home located at 4731 Lowell Ave. Initially listed for $1,999,000 it sold for $1,915,000 in thirty-three days.
What’s different year over year? The days on market have increased. The average selling and the median price have decreased. The percentage of the selling price to the list price decreased. The absorption rate, while still low due to a lack of inventory, is higher year over year.
Three homes sold over the asking price, and one La Crescenta home sold at the asking price. Ten sold for less than the asking price.
Price per square foot ranged from a low of $421.16 per square foot for the 4,547 square foot home on Lowell mentioned above. On the high side was a 1,747 square-foot home on Cloudcrest selling for $1,002.29 per square foot.
