Let’s crunch the La Crescenta housing market numbers for May 2021. Last month forty-two homes sold. Thirty-three of these La Crescenta homes were sold for over asking, one at asking, and eight at less than the asking price. None of these homes had a price reduction before selling.
The least expensive home sold was a two-bedroom, two-bathroom, 1001-square-foot home located at 2822 Community Ave.
The most expensive home sold was a four-bedroom, three-bathroom, 2,340-square-foot home located at 2328 Chapman Road.
The average selling price and median price are the highest year to date. The average La Crescenta home sells for 10% over the asking price. For decades, the process of pricing a La Crescenta home for sale did not change. With the help of their Realtor, a home seller would add a bit to their asking price, leaving room to negotiate. Buyers and their Realtor would then try to gauge how much to offer. Typically, the final selling price was a bit lower than the home’s asking price.
The lack of inventory and historically low-interest rates have resulted in bidding wars for most La Crescenta homes. Consequently, the majority are selling substantially over their asking price.
Boy this is sure putting the hurt to first time buyers
