First notice where we began the year and where it ended. Days on market is the highest year to date. Eight of these sales sold over the asking price and the other six sold less than asking. Four homes sold for less than $1,000,000.
The least expensive home sold in December 2022 in La Crescenta was a two-bedroom, one-bathroom, 966-square-foot home located at 4606 La Crescenta Ave. This home was initially listed for $799,000 and sold for $785,000 in eighty-six days. The most expensive home sold was a four-bedroom, four-bathroom, 3,269-square-foot home located at 5443 Pine Cone Rd. Initially listed for $2,000,000 it sold over asking price for $2,150,000 in thirty-seven days.
When examining the La Crescenta housing stats for December 2022, it’s interesting to note the average price per square foot variance. On the low end was a 3102 square foot home selling for just $444.87 per square foot. On the high side was an 867 square foot home selling for $1,024.99 per foot.
Note that the November and December median are the same, it’s not a typo.
