In February 2020, nineteen La Crescenta homes (91214 zip) closed escrow. Prices ranged from a two-bedroom, two-bathroom, 1,336 sq ft home on Montrose Ave., which sold for $630,000, to a four-bedroom, three-bathroom, 3,087 square foot home at 2504 Fairmount Ave. selling for $1,615,000.
Eleven of these homes sold for over the asking price. Only one of these La Crescenta listings had a price reduction before selling. Four sold for less than the original asking price, and four at the asking price.
Selling your La Crescenta home? The timing couldn’t be better for you. The absorption rate of 1.05% indicates that if there were no new listings, we would run out of housing inventory in just about a month. The current La Crescenta housing market is unbalanced and heavily favors home sellers.
