The number of properties sold jumped to thirty. The highest number of sales year to date. However, it is normal if you compare it to last year’s June of twenty-nine. Average square feet, sales price, and median prices are also up. Last month, the least expensive home sold in La Crescenta was a one-bedroom, one-bathroom, 616 square-foot located at 2917 Stevens St. Initially listed for $695,000 and selling in fourteen days over asking at $760,000. The most expensive home sold was a five-bedroom, four-bathroom, 2,926-square-foot home located at 3710 Cedarbend Dr. This luxury home was listed for $1,950,000 and sold in only six days for $2,267,000.
The absorption rate is the lowest year to date. Seventeen of the sales sold over the asking price, two at asking, and eleven La Crescenta homes sold less than asking. Of the seven homes selling less than asking, the days on the market ranged from 13 – 160 days.
In examining the La Crescenta real estate market for June 2023, it’s always interesting to note the average price per foot range. A one-bedroom one bath home on Stevens mentioned above was at the high end. It sold for $1,233.77 per foot. On the low end was a 2,730-square-foot home located on Marellen Pl. It sold for $439.56 per foot.
