Let’s dive into the La Crescenta Real Estate market for September 2024. Fourteen homes sold last month. Six sold over their asking price, one at asking and seven less than the asking price. A three-bedroom, two-bathroom home at 3117 Harmony Place sold for $671.54 per foot. A three-bedroom, three-bathroom home at 2924 Manhattan Ave. sold for $1,019.49 per foot.
The least expensive home sold in La Crescenta was a two-bedroom, one-bathroom, 811-square-foot home at 4124 La Crescenta Ave. The seller priced the listing at $749,000. It took sixty-nine days to sell for $727,000. The most expensive sale was a five-bedroom, five-bathroom, 3,723-square-foot home at 2836 Orange Ave. Initially listed at $2,695,000, it sold at the asking price in two weeks for $2,695,000.
The number of days on the market has been fairly consistent all year. The median selling price is the highest year to date. A home on Brookhill Street sold off market for $1,150,000.
On a national level: In July, 18 out of 20 metros saw slowing price growth year over year compared with the previous month. Cleveland and Portland were the two metros to post stronger price appreciation than the month before, while San Diego and San Francisco posted the strongest deceleration in price growth in July. New York, Las Vegas, and Los Angeles continued to lead the 20-city index, with respective annual gains of 8.8%, 8.2%, and 7.2%. While San Diego experienced notable deceleration in price growth, it remained the fourth-strongest appreciating market, with a 7.2% annual gain. Twelve metros saw annual price gains higher than the national 5.4% increase.
I am amazed that even after the huge increases in prices since 2020 that real estate is still going up in so many areas
