It is an extremely hot seller’s real estate market in La Crescenta. I keep discussing real estate values, average prices and absorption rates. The Absorption rate is a calculation of how long it will take for all of the homes on the market to be sold (absorbed), at the current rate of sales. The numbers are in months. A neutral/healthy market is 5-7 months, more than 7 months is a buyer’s market, and 1-4 is a seller’s market. La Crescenta’s one and a half month supply of listings makes it a very tough market for home buyers.
Home prices rose 5% across the country from February 2014 to February 2015. Real estate values are rising as a result of tight inventory and high demand.
