Another one down! This Monrovia home is now sold!
Many of our clients opt to do a pre-inspection before listing. Often, we make minimal repairs. The inspector then revises the report after the repairs are made. This seller chose not to, and while this Monrovia home sold over the asking price, there was minimal negotiation after the buyers reviewed their inspection report.
This was a trust sale, and we had the home virtually staged so it looked more inviting than being vacant.
For the particulars:
We listed 616 Hacienda Drive on July 19th. Three offers were received. We opened escrow on August 2nd and closed on September 2nd. Other than interior painting, hauling and cleaning there was no other prep work. Each seller has different needs and goals. This trustee wanted to get this home on the market and closed.
What a great success story for a trust sale. It’s not always so simple in my experience.
