Montrose Townhome Closed Escrow

Timing is everything.  Our Montrose townhome just closed escrow.  I first met with this Montrose townhome owner in 2018.  Like so many home sellers, she wanted to move to be nearer family. As she had owned this townhome for decades, this was a big decision. We stayed in communication, and we listed it as Coming Soon at the end of October 2020. We went active in the MLS at the beginning of November. The asking price was $669,000.   Our thought was to get this sold by Thanksgiving.

Unfortunately, because of the election, the pandemic, and just general angst, we only had one full-price offer. We thought this Montrose townhome would sell for $680,000 in multiple offers. It is interesting to note that listing your home for sale is an “offering.” You are not obligated to accept a full-price non-contingent offer. We decided to wait.

Fast forward to June 2021, we again listed as Coming Soon. Knowing that the Montrose real estate market was even stronger, we listed at $689,000.  As there was no lockbox, I was there for each showing and had the opportunity to meet each potential buyer. We had six offers – each over $700,000. We closed escrow at $755,000, with the buyer paying $5,000 of the seller’s closing costs. In addition, the buyer offered the seller a 45-day rent back at no cost.

Other than the timing, what changed? The seller replanted her patio garden with fresh herbs. That was the only change.
