Each month we analyze the previous month’s MLS data. Pasadena Housing Market September 2019: Selling prices ranged from $325,000 for a one bedroom, one bath, 664 square foot home on Oswego St. to $3,000,000 for a seven bedroom, five bath, 4,812 square foot estate at 1150 S. Oak Knoll Ave. Last month seventy-two Pasadena homes closed escrow. Average days on market year to date has fluctuated from just 39 days to 53 days.
The median price of $1,096,000 reflects that half the Pasadena homes sold for more and half sold for less. The median is more indicative of market conditions than the average selling price. The average can be skewed by a relatively small share of upper or lower end transactions. Thirty-two of these Pasadena homes sold for over asking price, thirty-two sold for less and eight at asking price. Nineteen of these Pasadena listings had a price reduction prior to selling and one had a price increase.
Fifty-five percent of prospective home buyers who were actively searching for a property to purchase in the second quarter of this year say their house hunts were unfruitful for three months or longer, according to a new survey from the National Association of Home Builders. Read the rest here:
