As we approach the end of week seven of this pandemic, I am optimistic. Hopefully we have made it more than half way through the bizarre experience of the coronavirus.  It’s encouraging to me. With more sacrifices we will ideally emerge stronger and better than before. There has been a silver lining to this experience. As we move into our new normal, I am eager to adapt and move forward with a different mindset. A slower and kinder mindset. One with better habits. Realtor life amid the corona virus is different.

As an essential business in California, Harb & Co.  is open for business, providing uninterrupted service to Los Angeles buyers and sellers during the COVID-19 crisis. Buyers and sellers under contract are successfully closing their real estate transactions with enhanced safety measures in place. Over the past several years most of my listings (under $3,000 000) have sold in multiple offers. Also, interest rates remain low. The demand for affordable housing in Los Angeles remains great. I certainly don’t see that changing in the near future.

I do not have a crystal ball, but I do have experience. Harb & Co. continues to sell real estate. Yes, there have been challenges. Cancelled escrows. Renegotiations. But some homes continue to sell over asking. There may be more opportunities for home buyers. The Los Angeles real estate market has been unbalanced for too long. It’s time for things to even out. That’s not a bad thing.

Selling your home is different now.

Selling a vacant home isn’t complicated. But selling an occupied home presents a handful of dilemmas. We no longer host a handful of open houses. Showings are qualified. Most buyers are vetted prior to the showing. Prequalification letters are presented. Questions are asked: How soon do you want to move? What price range are you in?

Booties, masks and gloves are worn.   Only two visitors per showing allowed. Other homes are quietly shown off market. This is where a Realtor’s reputation and past relationships are key. Sometimes showing opportunities are extended to a select group of agents and their clients. The MLS is not used, instead a home may be marketed through a real estate agent’s Facebook network and other social media accounts.
