San Gabriel Trust Sale Fixer Closed

It seems that each trust sale is a bit different. Sometimes, everyone is on the same page. While other instances there is a lot of infighting. Kris got the call from the attorney while I was on vacation and she responded quickly. This San Gabriel trust sale fixer was slightly different in that one of the beneficiaries was suing the trustee. The beneficiary felt the trustee was taking too much time to sell the home.

Generally, we spruce up our listings, but in this instance, the trustee feared additional expenses and wanted to sell quickly, so that’s just what the Harb and Co. Team did. As the Realtor for the trustee, we thoroughly documented each offer and responded quickly. We wanted our client to have documentation for her next court appearance to prove she was very responsive.

The home was listed on June 30, and within 10 days, the seller had accepted an offer.  This San Gabriel trust sale fixer, which received nine offers, had an asking price of $749,000. The accepted offer, at the upper end of the range, was from a contractor who was purchasing the home for himself. His willingness to waive all contingencies due to his inspection capabilities was a significant factor in the sale.
