I haven’t been to a movie theater since pre-Covid. Last month, I got COVID and binge-watched the final two seasons of Modern Family. I am not sure why I like this show so much. Is it because I relate to Claire Dunphy trying to juggle a career and family? Or perhaps it’s Realtor Phil Dunphy that I enjoy. Actually, all of the characters are different and quirky. The show is amusing, and I can watch and scroll on my phone simultaneously without missing much.
What do Phil Dunphy and Phyllis Harb have in common? There was an episode where Phil sold his neighbor’s home. He did not like the buyers, but they had the highest offer, and he had a fiduciary duty to his client to sell this home for the best terms. As his new neighbor, Phil ended up with a pot distributor with a boat parked in the driveway.
I recently sold a Pasadena townhome where I know several of the owners. They were hoping for great neighbors; however, my client was looking for the highest possible price. Fast forward, the highest price was from a couple who were purchasing the unit for their USC student son. As a real estate agent, I can look at terms, but I can’t start dissecting buyers as it could be considered discriminatory. While I hope he will be a good neighbor, I represented the seller, not the other unit owners.
Phil Dunphy loves open houses. I have not had one since COVID. Mask or no mask, as a real estate agent, I don’t want to be the mask police and don’t want to be responsible for proof of vaccination. Having showings by appointment on occupied homes allows me to stagger showings. Buyers can have more privacy and be more comfortable. I can make sure each visitor uses hand sanitizer. On vacant homes, having an electronic lockbox is simple enough.
Unlike Phil, I don’t have a nemesis. My goal is to play nice and get along with others. In so doing, I can sometimes get my buyer an “in” on a home. Most listing agents prefer to work with a full-time real estate professional knowing that it will be a smoother transaction for their seller. It serves no purpose to make enemies.
