Lights, Camera, Action! Located on the eastern edge of the San Fernando Valley, just a few miles northeast of Hollywood, Burbank has a rich cinematic history. The many entertainment companies headquartered here include Warner Bros., Walt Disney, and Nickelodeon. Burbank offers all of the amenities of a metropolis while retaining its small-town ambiance. Neighboring Toluca Lake is an affluent walkable community straddling both Burbank and North Hollywood. Which side of Clybourn Avenue you are situated on determines your home’s school district and city service providers. Either North Hollywood (Los Angeles) or Burbank. Lakeside Golf Club is a landmark overlooking Toluca Lake. Although city services and school rankings are inferior, the North Hollywood side has larger homes and is more prestigious. Burbank Neighborhoods
Burbank North Estates
The Burbank North Estates, a tract of homes constructed in the 1970s near Brace Canyon Park. These homes were built with (at the time) modern amenities such as family rooms and master suites.
Burbank Hills Estates
Burbank Hills Estates was developed in the 1980s. This second tract of over one hundred homes offered larger lot sizes and substantially larger interiors than the Burbank North Estates.
Chandler Park (aka Magnolia Park North)
Opened in 2004, the Chandler Bike Path is the ideal spot for running, walking, and bike riding. This two-mile paved median runs along Chandler Boulevard between Mariposa Street and Clybourn Avenue.
Halston and Highridge
The well-known builder Lennar constructed the gated community of Halston and Highridge in the 2000s. There are just over one hundred luxury hillside homes. Many boast outstanding views. The monthly homeowner’s fee includes the guarded gate, common areas with a community park, a barbecue area, and tennis courts.
Magnolia Park
Magnolia Park sited south of Magnolia Boulevard, Clybourn Avenue to the west, and Mariposa Street to the east. This Burbank neighborhood is home to many longtime businesses. And another highly sought-after neighborhood in the “Burbank flats.” Many of these smaller original homes have been greatly expanded, resulting in Burbank adopting a Mansionization ordinance in the early 2000s.
Media District
The northern boundary of the Media District is Olive Avenue until it changes to Barham Blvd., bordered by Buena Vista Street to the east and Pass Avenue to the west. This is the heart of the studio/media neighborhood of Burbank.
Rancho
The Rancho area appeals to horse enthusiasts because of its proximity to the Equestrian Center and Griffith Park trails. This highly sought-after equestrian neighborhood is located south of Riverside Drive, bordered by the city of Glendale and the Equestrian Center. Many of these homes have barns, arenas, and turn-outs. There is even a townhome development with barns to board your horse.
Rancho Adjacent
Another sought-after Burbank neighborhood is the Rancho Adjacent area. Sited next to the Rancho neighborhood and bordered to the south by Alameda Ave. and Verdugo Ave to the north.
The Los Angeles portion of Toluca Lake is less than two miles from the southeastern San Fernando Valley.
Toluca Woods
Homes in the 91505 zip code are located in the city of Burbank. The others are in the Los Angeles section. This Toluca Lake neighborhood is south of Magnolia Blvd., bordered east by Hollywood Way and west by Cahuenga Blvd. The community south of Riverside Drive is the most prestigious area of Toluca Lake.
West Toluca Lake
West Toluca Lake is situated west of Vineland Ave., south of Camarillo St., and north of the freeway in the Los Angeles section of Toluca Lake.
