Last month, only seven homes closed escrow. Three homes sold above the asking price, and four sold below the asking price. A five-bedroom, five-bathroom home at 712 Wendover Road sold for $650.04 per square foot. This home happens to be the most expensive home sold in La Canada in February 2025. Listed for $4,995,000, this home sold in nearly six months for $4,300,000.

Meanwhile, a three-bedroom, two-bathroom home at 4415 Chevy Chase Drive sold for a remarkable $1,578.07 per square foot. The least expensive home sold in La Canada was a three-bedroom, three-bathroom home located at 4849 1/2 Ocean View Blvd. It was initially listed for $1,680,000 and sold for the asking price, however, taking nearly three months. The number of days on the market ranged from 112 for the Ocean View sale to just 13 for the luxury sale on Wendover.

Just one La Canada home sale was less than two million. There were two sales in the two to three million range and three sales in the three to four million range. It is interesting to note that the number of days on the market has increased. Additionally, the absorption rate increased, reflecting a more balanced market.
