Let’s dive into the La Canada Real Estate update for July 2024. Fourteen homes closed escrow last month. Ten of these homes sold over the asking price, one for the asking price, and three below asking. A four-bedroom, five-bathroom home at 4882 Commonwealth Ave sold for $651.20 per foot. A three-bedroom, two-bathroom home at 4519 Alveo sold for $1,218.32 per foot. This also happens to be the least expensive home sold last month. Listed for $1,399,000 and sold in thirteen days for $1,583,000.
The most expensive home sold in La Canada was a five-bedroom, five-bathroom, 4,634-square-foot home at 5187 Vista Miguel Dr. It was Listed for $4,285,000 and sold in twenty-seven days for $4,800,000.
In examining the La Canada real estate market for July 2024 it’s interesting to note that the number of days on market and absorption rate and selling price to list greatly changed July over June.
None of the July La Canada home sales sold off market. Five of the sales sold in fifteen days or less. A home on Earl Drive listed at $2,380,000 and sold in fifteen days for $2,800,000.
