18 La Crescenta homes sold last month, the average square footage was 1758 square feet. The least expensive home sale was 3602 2nd Ave., 815 square feet on a 3,933 square foot lot which sold for $582,500.00. The most expensive piece of La Crescenta real estate was a fixer at 4927 El Sereno on a half acre lot which sold for $1,340,000.
While holding my listing at 3411 Markridge open, I was asked several times if the home was in La Crescenta or Glendale. Many homes in the 91214 zip have Glendale mailing addresses but for real estate purposes, these homes are considered La Crescenta. If you were to ask these homeowners where they reside their answer will be La Crescenta. Just a small portion of La Crescenta and Montrose is unincorporated, while the vast majority is Glendale.
The majority of La Crescenta home buyers are seeking La Crescenta’s blue ribbon schools which are part of the Glendale Unified School District. Whether Glendale or La Crescenta mailing address, most homes in the 91214 zip code are serviced by Crescenta Valley High, which ranks higher than the two high schools in the city of Glendale. There are only a small portion of homes near the Lowell Ave., border which are serviced by LA Unified. In this suburban Foothill community it’s all about the blue ribbon schools!
