It was listed for $2,399,000 and sold way over asking for $2,325,000.

A three-bedroom, one-bathroom home at 3020 Stevens St. sold for $1,047.76 per foot, the least expensive home sold in La Crescenta. The seller listed the home at $998,000, selling in only thirteen days for $1,075,000. It is interesting to note that all nine homes sold in February were over one million. Two La Crescenta home sales were over two million. The number of days on the market ranged from eight to eighty.

In real estate, median price and average price measure home prices differently. The median is the middle value when prices are listed in order. Half the homes sell for more, half for less. The median resists extremes, showing the midpoint. The average shifts with big or small sales, showing total value spread. In a neighborhood with most homes at $1,00,000 and one at $5,000,000, the median stays near $1,00,000.  Reports use both: median for affordability, average for trends. What matters depends on your focus.
