Let’s dissect the La Crescenta real estate market for January 2025 and compare it to January 2024. Last month, six homes sold, down from eleven in January the previous year. Of the recent home sales, two properties sold above the asking price and four below. It is interesting to note that the average sales and median price jumped this January compared to last year. Likely, the Eaton Canyon Fire and the evacuation delayed some homes from closing.

Notably, a four-bedroom, two-bathroom home at  2912 Adams St. sold for $571.66 per square foot, while a four-bedroom, two-bathroom home at 5926 Canyonside Road sold for $962.15 per square foot.  The least expensive home sold last month in La Crescenta was a one-bedroom, one-bathroom, 962-square-foot home at 3220 Community Ave. Initially listed for $675,000, it sold in just eight days for $800,000.

The most expensive home sold was a five-bedroom, four-bathroom, 2,912-square-foot home located at 3026 Markridge Road. It was initially listed for $2,175,000 and sold in fifty-three days for $2,136,500.  The number of days on the market ranged from eight days for a one-bedroom, one-bath home on Community that sold for $125,000 over the asking price of $675,000. While a home on Canyonside sold in 100 days for $74,000 less than the asking price.
