Let’s examine the La Crescenta Real Estate market for March 2025. Eleven homes sold last month. Eight sold over their asking price, and three sold for less than the asking price. The most expensive home sold was a three-bedroom, two-bathroom home at 2352 Caracas St, which sold for $1,097,34 per foot. Listed for $1,490,000, it sold in fifteen days for $1,815,000.
A three-bedroom, two-bathroom home at 6245 Mayfield Ave sold for $455.06 per foot, the least expensive La Crescenta sale. The seller listed it for $990,000 and sold it off the market for $800,000. This was a trust sale, and the listing and selling agents were the same. I’m not quite sure what the seller’s motivation was.
The number of days on the market is the lowest year to date. Most La Crescenta homes continue to sell over the asking price. Five homes sold in fifteen days or less. Other than the trust sale noted above, all sold over the list price. A home on Hermosa listed for $1,450,000 and sold in 131 days for $1,395,000. A home on Fairesta listed for $938,000 and sold in just four days for $1,050,000. It isn’t easy to know what price to offer to get your offer accepted.
