We just closed escrow on our Entourage condo located at 355 N. Maple St. #132 Burbank. And this is how it went:
I sold my client this condo in 2007 for $379,900. At the time, it was a recently renovated condo conversion. The first-floor location was ideal for her and her dog. Life changes saw her married and relocated out of state. She then thought this would be a great rental or vacation home and intended to retire and move back to Burbank when the time was right.
Unfortunately, being a landlord is not for everyone. She had to replace the flooring after a previous tenant’s dog ruined it. And she and her husband didn’t make it back to Burbank often enough to justify keeping it as a vacation home. When she and her husband arrived for last Christmas at the Burbank condo, they discovered the upstairs unit had leaked into their condo. We told them to go home, and Harb and Co. would take it from there.
The unit tested for mold, which the HOA took care of. We arranged to have the flooring replaced with luxury vinyl plank. We retested for mold and got a clear report. After professional photos, we had this vacant condo virtually staged and listed it in the multiple listing service. We listed 355 N. Maple St. #132 Burbank for $499,000, received six offers, and sold it to a cash buyer for $545,000.
This is the sixth real estate transaction I have had with this client, and she will be missed. However, she and her husband promised we could meet the next time they return to Southern California.
