Harb and Co. is happy to report that escrow has closed for our first-time home buyers on their charming 2-bedroom townhome with a loft.
Our client toured eight townhomes. They submitted an offer for a townhome that the assessor had legally designated as a two-bedroom. The seller had converted a den into a “third bedroom” by adding drywall. When we wrote the offer, we weren’t aware of this until receiving disclosures with a counteroffer. Possessing this information prompted us to reassess, leading us to believe that our initial offer was too high based on the new details. We withdrew our offer.
The property that stole our buyers’ hearts was a well-designed townhome featuring two spacious bedrooms, an inviting loft, two bathrooms, ample storage, an attached 2-car garage, and a balcony. The open layout and strategic use of space make it perfect for modern living, offering both functionality and a touch of luxury.
The journey to homeownership wasn’t without its challenges. The sellers initially priced the townhome higher, creating a barrier for many potential buyers. However, with our team’s skillful negotiation tactics and market knowledge, we secured the property below the list price. Our buyers were delighted to find their dream home and do so at a more affordable cost. Additionally, we were able to negotiate an $800 credit during the inspection process.
The townhome is situated in a fantastic community that adds even more value to their purchase. Residents can access a refreshing pool, a relaxing spa, and a convenient dog park. These amenities provide a perfect balance of leisure and convenience, enhancing the overall living experience for our first-time homeowners. We are beyond thrilled that escrow has closed for our first-time home buyers, and we can hand over the keys.
How nice to hear a happy ending for first time buyers. They seem few and far between these days
