Harb and Co. is happy to report that escrow has closed for our first-time home buyers on their charming 2-bedroom townhome with a loft.

Our clients toured eight townhomes before finding the right one. Early in the search, they submitted an offer on a Pasadena townhome listed as a three-bedroom. However, the county assessor had legally classified it as a two-bedroom. The seller had simply enclosed the den with drywall to create a “third bedroom.” We learned this only after receiving the disclosures with the seller’s counteroffer.
As a result, we reevaluated the property’s value. We determined that our original offer was too high and withdrew it.
Soon afterward, our buyers found the perfect home. The townhome featured two spacious bedrooms, a versatile loft, two bathrooms, generous storage, an attached two-car garage, and a private balcony. In addition, the open floor plan made the home feel bright, functional, and inviting.
Even then, the purchase presented challenges. The sellers had initially overpriced the home, causing it to sit on the market. However, our market knowledge and strong negotiation skills helped us secure the property below the asking price. We also negotiated an $800 credit during the inspection period.
The community added even more value. Residents enjoy a pool, spa, and dog park, making the neighborhood both convenient and enjoyable.
Finally, we closed escrow and handed the keys to our first-time home buyers. Watching them begin this exciting new chapter made every step of the journey worthwhile.
