La Canada Real Estate – August 2026: I stay up to date on the La Canada real estate market to properly guide my La Canada clients. Only nine homes closed escrow last month—five homes sold above the asking price, two for asking, and two sold for less.
A six-bedroom, four-bathroom home at 941 Chehalem Road sold for $724.86 per square foot.
A five-bedroom, six-bathroom home at 4909 Gould Ave sold for a remarkable $1,392.76 per square foot. This home was also the most expensive home sold in La Canada last month. Initially listed for $6,750,00 and sold for $7,00,000 in just sixteen days.
The least expensive home sold in La Canada was a three-bedroom, three-bathroom home located at 4612 Viro Road. It was initially listed for $2,050,000 and sold off-market.
August brought a dramatic increase in La Canada home prices. The average sale price jumped to $4,194,000, up from $2,777,005 in July—a 51% increase. The median sale price rose even more sharply, reaching $4,095,000, compared with $2,401,830 in July- a 70.5% increase. Three of the nine sales were over $5,000,000.
The number of days on the market is a bit askew as the five-bedroom seven-bath home on Indianola took 221 days to sell. It was listed at $6,995,000 and sold for $6,850,000. Five of the La Canada home sales sold over the asking price.
