Timing Is Everything: A Real Estate Listing Lesson

Timing is everything. I should have known better. The seller also had a unique situation. Her job required frequent travel. She also had a dog who stayed with a sitter at 757 S. Orange Grove when she was away. Therefore, she did not want to be on the market while traveling. Coordinating showings around her schedule and the dog’s sitter became too complicated.

I listed this condominium on June 15, 2026. However, the timing was not ideal. June 19 was Juneteenth. Then, Sunday was Father’s Day. As a result, our open houses were disappointing.

Meanwhile, the days on market kept ticking. That clock can become a seller’s worst enemy. Buyers may start to wonder why a home has not sold. They may also assume something is wrong with the property. We received two offers. Unfortunately, neither one excited us. We knew we could do better.

She had also purchased a replacement home at Cravens Court, also on Orange Grove. Meanwhile, she was painting and making some miscellaneous repairs on that home before moving in.

So, we made a strategic decision. We canceled the listing.

Then, we took a fresh approach. We relisted the condominium under Kris’s name on July 25. This time, the results were very different.

We received three offers and ultimately sold the condominium for $15,000 over the asking price.

The lesson is simple: Timing matters. Sometimes, the best strategy is not to keep pushing a listing that is not gaining traction. Instead, step back, reassess the situation, and relaunch when the timing is right.

In real estate, knowing when to change course can make a significant difference in the outcome.
