Glendale Housing February 2020: Selling prices ranged from $560,000 for a two-bedroom, one bath, 1,204-square-foot home on Lexington Dr. to $2,075,000 for a four-bedroom, four-bath, 3,711-square-foot estate on 3000 Buckingham Road. Last month, nineteen Glendale homes closed escrow.

Two of these Glendale homes sold for over the asking price, fourteen sold for less, and three at the asking price. Six of these homes had a price reduction prior to selling.
Interesting about one of the Glendale homes that sold last month, 1414 Randall St.: Harb & Co sold this property back in June of 2018 as a fixer; it sold for $678,000, which was $79,000 over our asking price. The flippers added a master suite and third bathroom. They completely remodeled the home, adding just over 600 square feet. The flippers listed the property in July 2019 for $1,200,000 and eventually sold it after many price reductions last month (February) for $1,000,000.
Whenever the real estate market is good, a lot of people call me who want to flip real estate. My husband has tried to talk me into it. To flip real estate, you need to have a very good eye. The most successful flippers are often the ones who cut corners. I try to avoid those listings when possible. A homeowner doing their own remodeling has a higher standard than someone remodeling to make a quick profit.
