Glendale Real Estate July 2026

If you want to compete in Glendale’s real estate market, you need to know the numbers. In July 2026, the Glendale housing market told a clear story:

A total of 34 homes sold. The average days on market dropped to 22, down from 45 in June. Twenty-two homes sold above asking price, two at asking, and ten below.

A three-bedroom, three-bathroom home at 925 Calle La Primavera sold for $621.69 per square foot, while a three-bedroom, two-bathroom home at 3427 Buena Vista Ave sold for $1,049.18 per square foot.

The least expensive sale in Glendale last month was a three-bedroom, two-bath home at 1350 Carlton Dr. Initially listed at $899,000, it sold in 35 days for $900,000.

The most expensive Glendale home sale in July was 418 Nolan Ave., a four-bedroom, three-bath home, listed at $2,385,000 and sold for $2,625,000.

July’s numbers reflect that Glendale remains a competitive seller’s market. Homes are selling faster, and well-priced properties continue to attract multiple offers. However, not every home commands the same level of buyer interest. The wide range in price per square foot proves that location, condition, updates, lot size, and marketing strategy all play a major role in determining value.

If you’re thinking about buying or selling in Glendale, don’t rely on averages alone. Every home is unique. A customized pricing and marketing strategy can make a significant difference in your final sales price and the time it takes to sell.
