Glendale Real Estate September 2026

To compete in Glendale’s real estate market, you need to understand it. In September 2026, the Glendale housing market told a clear story:

Glendale real estate continued to show strength in September 2026, with homes selling faster and for more money than they did in August. In fact, September posted several encouraging numbers for Glendale homeowners and sellers.A total of 31 homes sold.  Sixteen homes sold above asking price, four at asking, and eleven below.

A seven-bedroom, seven-bathroom home at 1663 Vista sold for $591.02 per square foot, while a four-bedroom, three-bathroom home at 1357 Doverwood sold for $1,046.82 per square foot.

The least expensive sale in Glendale last month was a two-bedroom, two-bath home at 861 Monterey Road. Initially listed at $949,000, it sold in 94 days for $910,000.

The average sale price increased from $1,599,806 in August to $1,747,597 in September. That’s an increase of nearly 9.2%. At the same time, the median sale price rose from $1,542,000 to $1,595,000, an increase of about 3.4%.

Homes also sold faster. Days on market dropped from 45 days in August to only 28 days in September. That’s a significant improvement and shows that properly priced homes can still attract buyers relatively quickly.

Moreover, sellers received 102.7% of the asking price on average in September. In August, that figure was 99.3%. Therefore, September buyers paid more than the original list price on average, which is another positive sign for sellers.
