I keep up to date on the La Canada real estate market to properly guide my La Canada clients. Now, let’s break down the numbers for July 2026. Twenty-seven homes closed escrow last month—sixteen homes sold above the asking price, two at asking, and nine sold for less.
A three-bedroom, three-bathroom home at 1349 El Vago St sold for $785.34 per square foot.
A three-bedroom, one-bathroom home at 4820 Burgoyne sold for $1,245.55 per square foot. This also happened to be the least expensive home sold in La Canada: It was initially listed for $1,199,000 and sold for $1,400,000 in just 1 day.
The most expensive home sold last month was a six-bedroom, nine-bathroom home at 519 Meadow Grove. The sellers initially listed this property for $6,995,000 and sold it for $6,817,500.

What Does This Mean If You’re Selling?
The market continues to favor La Canada home sellers. Even so, success is not automatic. Buyers remain selective, especially in higher price ranges. That’s why strategic pricing, professional marketing, and expert negotiation matter more than ever.
If you’re thinking about selling your La Canada home, now is an excellent time to learn what your property could be worth. The right pricing strategy can create competition, attract multiple offers, and help you maximize your final selling price.
