After crunching the numbers in the MLS, below is the La Crescenta Housing Update for March 2020:
In March 2020, sixteen La Crescenta homes (91214 zip) closed escrow. Prices ranged from a two-bedroom, one-bathroom, 976 sq ft home on Community Ave., which sold for $610,000, to a four-bedroom, four-bathroom, 3,366-square-foot home at 2318 Teasley St. selling for $1,660,000. Thirteen of these homes sold for over the asking price. Only two of these La Crescenta listings had a price reduction before selling. One sold for less than the original asking price, and two sold at the asking price.

La Crescenta and all of Los Angeles real estate showings are different amid the coronavirus. Buyers are required to wear gloves, booties, and masks. There can be no more than two people in a home at one time. In addition, there is an addendum that must be signed by the seller and all who enter the home. Even with the coronavirus, La Crescenta real estate continues to sell. The absorption rate of 1.69% indicates that it continues to be a seller’s market.
Next month’s La Crescenta Housing Update will be more telling. Interesting read from Housing Wire: Number of homes taken off market doubles due to coronavirus. More home sellers take their homes off the market as coronavirus hits the real estate market.
